Anti-Money Laundering (AML) checks are a mandatory legal requirement for anyone buying or selling a property in the UK. They are designed to prevent criminals from using the property market to "clean" illegally obtained money.

Estate agents — including DEAL. — are required by the Money Laundering Regulations 2017, the Proceeds of Crime Act 2002, the Terrorism Act 2000, and the Bribery Act 2010 to verify the identity and financial background of every client.

This is not optional — agents face heavy fines or even criminal prosecution for failing to comply. Please be assured these checks are standard and are required of every single buyer and seller, without exception.

AML checks are required when you first instruct DEAL. to sell your property — before marketing begins.

Buyers

Checks are conducted when your offer is accepted and before we issue the Memorandum of Sale.

Please note: You will likely also be checked separately by your solicitor. Both checks are legal requirements.

What's Involved

The Four Parts of an AML Check

Identity Verification

You will need to provide a valid passport or driving licence, plus proof of your current address — such as a recent utility bill or bank statement dated within the last 3 months.

Proof of Funds

You'll need to show where the money for your purchase is coming from — for example, savings, inheritance, the proceeds of a previous property sale, or a mortgage in principle.

Source of Wealth

For higher-value transactions or funds originating from abroad, we may ask for additional information about how the money was acquired. This is standard practice.

PEP & Sanctions Screening

We are legally required to check whether you are a Politically Exposed Person (PEP) or appear on a financial sanctions list. This is an automated check and affects very few people.

How We Do It

Our Process — Fast, Simple & Digital

DEAL. uses AplyID — a secure, GDPR-compliant digital identity verification platform — to conduct all AML checks on our behalf. The process is quick and straightforward, completed entirely online via a secure portal link we send to you.

You won't need to bring documents into an office or post anything. Simply follow the link, upload your ID and proof of address, and the check is completed digitally — usually within minutes.

The Cost — £25 Per Person

The fee is £25 per person — this covers the cost of the digital check, data retrieval, and any manual verification required.
For sellers, the fee is payable on instruction. For buyers, it is payable before we issue the Memorandum of Sale.
Once the check has been instructed to AplyID, the £25 fee is non-refundable. DEAL. receives a portion of this fee to compensate for our role in administering the process.

What to Have Ready

Valid passport or driving licence (photographic ID)
Proof of current address — utility bill or bank statement (within 3 months)
Bank statements showing source of funds
Mortgage in principle (if applicable)
Proof of sale of previous property (if applicable)
Details of any funds received from inheritance or gifts
