How much does DEAL charge to sell my house?

DEAL offers two options. The Full Service is 0.95% commission, capped at a maximum of £3,500 — so you'll never pay more regardless of your sale price. The Fixed Fee option is £995 paid upfront, with no further commission on completion. Both include Rightmove advertising, a floorplan, property description, and social media marketing.

What is a commission cap and how does it save me money?

Most traditional estate agents charge 1–2% commission with no upper limit. On a £400,000 home at 1.5%, that's £6,000. DEAL's commission is capped at £3,500, so on any property above around £368,000, you're already saving compared to a standard agent — without any reduction in service quality.

Do I have to pay anything upfront with the Full Service?

Accepted Answer

No. With the Full Service (0.95% commission), there are no upfront marketing fees. You only pay upon successful completion of the sale. The Fixed Fee option of £995 is paid upfront in exchange for no completion fee.

What does the Full Service package include?

The Full Service includes Rightmove advertising, a professional floorplan, tailored property description, social media advertising, agent-accompanied viewings, professional negotiation, dedicated sale progression through to exchange and completion, and chain monitoring with solicitor liaison.

Is there a contract tie-in period?

DEAL operates on fair, transparent terms. Our agency agreement sets out the terms clearly, including any notice period. We don't use long tie-in periods designed to trap sellers — full details are in your agreement.

What additional services are available?

Optional add-ons include: Anti-Money Laundering checks (£25 per person), an Energy Performance Certificate (£99), Accompanied Viewings (£125 per 2-hour session), Enhanced Marketing & Professional Photography (£299), and full Sales Progression through to completion (£499).

Do I need an Energy Performance Certificate (EPC) to sell?

Accepted Answer

Yes. A valid EPC is a legal requirement before a property can be marketed for sale. If your property doesn't have a current one, DEAL can arrange this for £99.
